Can I promote and rent my own property?

Yes. iTrip Palm Desert encourages owners to promote their rental property to friends, relatives and business associates. With iTrip Palm Desert, you receive a custom Web page and link on iTrip.net in order for you to promote your property.

How are rates established?

Rates are established based on the property location, amenities, decor, and community advantages. We look at the local market and work with the owners to establish rental rates and terms. iTrip Palm Desert performs a market analysis of comparable properties to determine competitive rental rates. Due to competitive market conditions, tourist fluctuations, and demand, iTrip Palm Desert reserves the right to alter rates and terms and make special rates and terms at its discretion to maximize owner rental income and occupancy percentage. Our dynamic pricing model and data processes allow us to keep pricing competitive and increase bookings.

What are some of the normal expenses for the rental program?

iTrip Palm Desert property managers try to keep expenses to a minimum. As vacation rental owners, we too have seen the nitpicking expenses charged by other rental programs. There are no hidden charges to property owners. To learn more about listing, commission rates, and more, please contact us.

What about cleaning services and maintenance?

Happy customers equal repeat business. A clean, well-maintained property is one the owner takes pride in, and the rental guests request when they plan their next vacation. Everyday property maintenance also prolongs its life and increases its value.

iTrip Palm Desert property managers work with professional cleaning services and maintenance companies. Our staff inspects each property during the process to ensure the rental is ready for the next guest. What about maintenance?

We provide light maintenance (e.g. replacing light bulbs, and batteries) at no charge for labor – only the actual cost of the needed items will be charged. Our in-house maintenance team is available seven days a week. Focusing on light maintenance and guest services, we deliver a five-star guest experience. For larger projects and specialty repairs, our network of screened and approved vendors is available for our homeowners.

What about linens, furnishings, and housewares?

Our linen program is designed for the cleaning team to focus on cleaning. Linens are taken offsite to be laundered, and fresh linens are installed at the property during the cleaning between guests and owners. Your property will never have mismatched linens. Save on utilities and wear and tear on your washer and dryer.

The Minimum Furnishings Inspection focuses on the quality of the guest stay. The list was compiled based on feedback from many years of operating vacation rentals and seasonal rentals. Our goal is for the guests to have all the items that they need in the vacation rental just like they do at home. We look for items from blankets in the bedrooms, and pillows, to small appliances, plates, knives, etc. Once the inspection is completed, we will share the findings with the owner and work with you to obtain any missing items.

What type of rental tenant will be allowed in my unit?

While most owners want to maximize their rental property, they do not want to rent to irresponsible guests who may cause damage to your property. iTrip Palm Desert adheres to owner preferences and also has a policy designed to promote family-oriented rentals with only guests over 25 being allowed to book a home.

We know one top concern is property security, and our aggressive pursuance of rentals will not be at the property's expense. The entire iTrip Palm Desert team is thoroughly trained in screening prospective rental guests to assure they meet the required quality standards. Some of our rental properties have electronic devices installed that monitor the home for noise and occupants.

What if there is damage by a rental guest?

iTrip Palm Desert gives each guest the option to sign a Loss Damage Waiver (LDW) or leave a security deposit. The waiver and rental agreement informs the guest that they may be responsible for any damages that occurred during their stay. Our team will inspect the property, determine if the LDW applies, and act appropriately on behalf of the owner. If it is determined there are damages, the repair cost is charged to the rental guest and either claimed on the waiver or taken from the security deposit.

How do we receive our rental proceeds?

We provide each owner a detailed statement of the previous month's rental activity. The statement itemizes all income and expense items. We remit the net proceeds by ACH transfer with this monthly statement. This statement should serve as verification of your income and expenses for tax purposes.

What about the owner and owner's family use?

iTrip Palm Desert allows each owner and their family to use their property anytime. However, we may at times limit the owner to book the home during the high season to allow for iTrip Palm Desert to meet the rental projection expectations. Owners must reserve their property through the iTrip booking system (iTrip.net) to ensure availability and calendars are kept current at all times. No fees other than departure cleaning services apply.

Do iTrip managers accept credit cards and who pays for the fees?

iTrip Palm Desert accept all major credit cards for reservations, rentals and security deposits. Credit cards have become the No. 1 payment option for vacation rentals. They are not only needed as a courtesy to rental guests, but also provide guaranteed up-front funds for the owner with no worries about collection, particularly with short-notice rentals.
